these pointers to help land the apartment and lay the groundwork for a
healthy relationship with your landlord.
Be An Ideal Renter
-
Bring a letter of reference from previous landlords and employers as
well as a credit report. If possible, complete the rental
application in advance. If this apartment in Austin, Texas is pet
friendly, consider bringing a letter attesting to your pet’s good
behavior.
-
Review the rental agreement thoroughly before you sign. Look for
restrictions that may prohibit pets, restrict decorating or lock you
into a long-term lease you may not be prepared for. Look for
restrictions concerning overnight guests or subletting.
-
Carefully review the security deposit refund procedures outlined in
your lease or rental agreement.
-
Tour the Austin apartment, with the landlord or his/her
representative on move in day to assess the unit’s current
condition. Make note of any damage or malfunctioning appliances and
have the landlord or representative, acknowledge the damage with
his/her signature.
-
Once you move in, take steps to ensure your relationship with your
landlord remains friendly and professional. Put all requests in
writing and keep copies of all correspondence. If possible, provide
post-dated rent checks to ensure you will never miss rent day.
-
Understand your privacy rights. A landlord may only enter a tenant’s
suite in an emergency, to show the suite after notice has been
given, or if prior consent has been granted. The landlord also may
enter the suite to conduct maintenance, but only after reasonable
notice has been given.
-
Landlords are responsible for keeping the building in good repair
and must provide a safe, structurally sound environment. If your
apartment is in need of repair, speak with the landlord and put your
request in writing.
-
Be a responsible tenant and neighbor. Notify the landlord if you
expect guests who will stay overnight or longer (use your judgment).
Respect rules concerning noise and keep your parking area and other
common areas tidy.
-
Protect your valuables and your most valuable possession, you.
Purchase tenant insurance and invest in deadbolts if they are not
routinely provided.
-
When you move out, be sure to leave the unit in clean and in good
condition. Have a final walk through the unit with the landlord to
have them sign off on your security deposit.
-
Be sure to ask for a letter of reference in writing, having been
such a good tenant, you will be sure to receive it.
